A gorgeous Grade 2 listed cottage in the heart of the much-loved seaside town of Wells-next-the-Sea. Dating back to the 1500s, it oozes charm and charisma in abundance but is cleverly combined with modern convenience and comfort. Set on a quieter street, the centre of town and the quay are just a short walk away. Many years ago, this beautiful cottage was an old shoe shop but now converted into a home, it offers spacious accommodation for 2-4 guests in comfortable style. The cottage is ideally located to enjoy a fabulous holiday in this popular seaside town, with its harbour, wide sandy beach, and pine woods.

The large quantity of artwork reflects the stylish taste of the owners, and the old oak beams and exposed floorboards reveal the history of this charming property. With plenty of soft comfy furnishings and a large wood burner for the colder evenings, the cottage is the perfect place to relax after a long walk along the beach, and the open plan living space is perfect for sharing time with friends and family. On the first floor is a beautiful double bedroom with an old fireplace and a large bathroom with a walk-in shower and bath. On the second floor there is a stunning king-sized bedroom and ensuite.

The centre of the town, with fabulous shops, galleries, cinema, and cultural centre, is a short walk from the door. Clementine Cottage is the ideal base from which to enjoy a break at any time of year, with beautiful beaches, wonderful walks, and fabulous dining, all within easy reach. The Coasthopper bus stop is a short walk from the cottage, so you can explore the coast without using the car too.

Ground Floor

Entrance cupboard with space to hang coats and leave footwear. A further hat and umbrella stand can be found in the open living space.

Living area leading straight into from the front door, this is an open spaced room with pammant tile flooring. Comfortable large sofa, small sofa and armchair, Smart TV, side tables, lamps, wood burner and log basket.

Dining area has dining table and chairs to seat four. Stairs leading through a door to the first floor.

Kitchen area is to the rear of the room with Bosch electric oven cooker and ceramic hob, dishwasher, microwave, under counter fridge with small freezer space. Plenty of worktop and kitchen cupboards, well stocked with kitchen equipment.

First floor

Bedroom 2 is a double bedroom. Bedside tables, lamps, dressing table, wardrobe cupboard, shelving cupboard, small cupboard, two chairs, ornate wall mirror, exposed floorboards, and decorative fireplace.

Second floor

Bedroom 1 has a King-sized bed, bedside tables, wardrobe, drawers, two easy chairs, exposed beams, wooden floorboards, rugs, large skylight window. Leading to: –

Ensuite with walk-in shower, low-level WC, sink, cabinet, tiled floor, shaver point, heated towel rail.

Garden

There is a small courtyard at the back of the cottage with a table and seating for four people.

Parking

There is no parking at the cottage. Free parking can be found just a couple of cottages down on the High Street, at the bottom of the High Street or on the Buttlands, or paid parking in the town. Speak to Justine for more details. (Map detailing parking available on booking).

Gas central heating and wood burner.
